There is a very tempting way to start a remodel: open Pinterest, save 200 pictures, and announce that you are finally doing it. I would actually start somewhere else.

Before you choose countertops or paint colors, figure out what you want the house to do better for you. A remodel is a lot easier when you know the problem you are trying to solve.

That decision affects everything that comes afterward.

Start With What Is Actually Bothering You

When people talk about home remodeling in Los Altos, they often jump straight to the finished look.

Try not to.

Start with function.

• Do you need more storage? 
• Better natural light? 
• A more practical kitchen? 
• Another bedroom? 
• A larger living area? 
• Better connection between indoor and outdoor spaces?

There are also different levels of remodeling. Replacing finishes is very different from moving walls, changing plumbing, upgrading electrical systems, or adding square footage.

Knowing where your project sits on that spectrum makes conversations about cost and timeline much more realistic.

Understand the House Before You Redesign It

This is the part homeowners sometimes want to rush. Don't.

Before committing to a design, understand what is already inside the walls.

Older homes can have outdated electrical systems, plumbing that needs attention, structural conditions that were not obvious during a casual walkthrough, or previous renovations that were not done exactly the way you expected.

None of that means you should be scared of an older home. It just means you should know what you are working with.

A good design should respond to the existing house rather than pretending it is a blank piece of paper.

Know What Los Altos May Require

Local requirements are another reason not to treat permitting as an afterthought. In Los Altos, projects involving exterior alterations, additions, or new construction in the Single-Family R1 District are subject to the city's design review requirements and process. The city also provides Residential Design Guidelines for new and remodeled single-family homes.

That does not mean every interior update will go through the same review process. The requirements depend on what you are actually changing.

This is why I would rather have the permit conversation early than discover after the design is finished that something needs to change.

Set the Budget Before You Fall in Love With the Design

Your budget needs to account for more than the obvious construction work. Depending on the project, you may also be paying for design, engineering, permits, materials, cabinetry, appliances, fixtures, temporary accommodations, and unexpected existing conditions.

And then there is the contingency. I would much rather have a realistic budget with some breathing room than an exciting budget that only works if absolutely nothing goes wrong.

Choosing a Contractor Is About More Than the Lowest Number

If you are searching for a contractor in Los Altos, resist the urge to compare estimates as though you are shopping for the cheapest identical product.

Construction estimates are not always apples to apples. One proposal may include design coordination, project management, certain materials, permits, or more detailed preparation, while another leaves some of those costs outside the main number.

Check the contractor's California license before signing. The Contractors State License Board specifically recommends that homeowners verify licensing, check references, understand the contract, and make sure changes are documented in writing.

Avoid These Common Remodeling Mistakes

A few mistakes show up again and again.

• Starting construction before the design is properly resolved is one.
• Choosing finishes before understanding the budget is another.
• Changing the scope constantly once work has started.
• Assuming communication will somehow take care of itself.

Ask how often you will receive updates. Know who your main contact is. Find out how decisions are documented. Make sure you know how changes affect cost and schedule.

Good communication does not make a remodel completely predictable. It makes the unpredictable parts much easier to manage.
